More than Just a Shelter
At Franklin Apartment Management, our team has the experience and background to provide management, support and monitoring of various types of affordable housing including Low Income Housing Tax Credit (LIHTC), Rural Development (RD), Bonds, Public Housing and Project-Based Vouchers, HUD Project-Based Rental Assistance (including Section 202/8, Section 811 PRA Demo, 202 PRAC and 811 PRAC), RAD conversions, HOME and CDBG. We maintain complete and accurate on-site files for satisfactory management and occupancy reviews and thus offer exceptional reporting to the appropriate reporting agency. Timely and accurate certifications and recertifications are maintained whether for HUD, RD or LIHTC. We also understand the need and importance of the maintenance of the physical premises to assure satisfactory REAC and UPCS inspections.We truly understand that we provide more than just shelter, and understand the need to offer exceptional resident and social service programs that provide an impact on the community and the residents within these communities.

Franklin Apartment Management’s Senior Living division specializes in the management of Conventional 55+, Full-service Independent Living, Assisted Living and Alzheimer’s/Dementia communities. At each of our communities, we are committed to providing a continuum of care. We know the challenges families face when their loved one requires additional services because of declining health. If the services are not on our campus, we have strategic alliances with other quality providers offering the resident a seamless transition of care. In effect, Franklin Apartment Management provides a virtual community where residents can access all services through one location. Our management team vigilantly monitors our communities. Because of our experience, we anticipate the current and future needs of our residents, even before they are noticed.
We look at the person first, more than the disease in the case of dementia or Alzheimer’s, which means we are not typical in our approach. We are willing to try new things that will bring comfort and diminish distress. Our residents don’t just sit around talking about the “good old days.” They participate in new experiences. Since there is no current effective treatment for Alzheimer’s, it is up to us to create moments of joy. We have reviewed research studies focused on evidence-based outcomes, and they suggest creating positive emotional experiences to reduce stress and behavior problems. Techniques include using food, music, exercise, art, friendships validation, and a positive attitude approach. We also understand we may quickly need to change our approach and make adjustments many times per day. We may engage only a fragment of the person for the moment… and we count that as a success.
To provide daily support for residents and caregivers, we gather medical history, social history and family information to complete a comprehensive social assessment for each resident. We learn about their life story. We incorporate this information into their daily routine in the hopes of making a ‘comfortable and familiar’ connection. We also strive to deliver a sense of freedom through a variety of solutions to help create a feeling of independence and a stress-free lifestyle. We offer various programs that focus on life learned skills, education and brain fitness, community, social, spirituality, physical fitness, and wellness. This is offered throughout the day and evening, including late night hours for some. Sometimes it’s more about the feelings and emotions when cognition is diminished. This translates into something different for each person.
